Tenant Payment Information

There have been a number of changes to legislation which is changing the private rental sector works in regards to payments and deposits.  The information below provides some information about how the changes will impact any payments that applicants and tenants will be required to make.

To ensure that we are able to provide a fair service to all applicants and landlords, applicants will be required to make a payment to secure the property in the form of a property retainer.  This retainer will be converted into part of the first months rent should the tenancy proceed.  If the tenancy does not proceed, there are specific rules around the return of the property retainer.  Full details can be found in our Tenant Terms of Business & Renting Guide.

You will also be require to provide a security deposit which will be equivalent to five weeks rent.  To calculate this, you should multiply the monthly rent by 12 and divide this amount by 52 and then multiply by 5.  This will give you the amount that will be requested for the deposit.  If a landlord wishes to accept a lower security deposit, this will be advertised.

General Information

All applicants over the age of 18 will need to be included on the agreement and will be referenced.

All tenants will need to sign our Renting Guide & Terms and Conditions.

How do I apply for a property?

Once you have viewed a property, you will be able to apply to rent it by completing the application form on our website.  This will provide us with the basic information that we shall require to discuss your application with the landlord.

If your application is agreed, we will be in touch via email to confirm the next steps.

What fees are payable?

As per the Tenant Fees Act 2019, Real Rents Property Management Ltd does not charge fees not permitted within this act.

You will be required to make payment of a property retainer to take the property off the market.  This will be converted into the first months rent should the tenancy proceed.  If you decide that you no longer wish to rent the property, the retainer will be paid to the landlord.

Tenants will also be required to make a payment of a security deposit.  This will equate to no more than 5 weeks rent.

What is the minimum term that you offer?

All tenancies entered into will be based on an Assured Shorthold Tenancy Agreement.  The minimum term will therefore be six months.

We are a member of the The Deposit Protection Service.

Are you a member of a property redress scheme?

We are a member of The Property Ombudsman.
